Commercial Permits & Applications

The City of Beaumont requires permits prior to the start of any commercial development. This includes new buildings, additions, tenant improvements, change in use of buildings, signage, etc.

Permit applications take 2 – 3 weeks to process. You will receive an email indicating your permit application is deemed complete, and you will receive another e-mail when your permit has been issued.

Please note: Specific documents, bylaws, forms etc. referenced in the information are all listed at the bottom of this page.

Permit applications are being accepted electronically in pdf format only through development@beaumont.ab.ca. If you are unable to submit your application in a pdf format, hard copy applications may be submitted in our after-hours drop box located at the City Administration Offices at 5600 – 49 Street.

Starting a new commercial business, moving or renovating?

Who can apply?

The business owner or their general contractor can apply for the commercial development and building permits.

If the general contractor will be applying, a consent letter signed by the business owner will be required at the time of application.

A licensed contractor is required to complete any gas, plumbing or electrical work and pull permits.

Commercial permit application process for tenant improvements:

A tenant improvement is any renovation, structural change or improvement into an existing commercial space. This includes changes to any commercial kitchen equipment.

We require all documentation and fees at time of application.

Commercial Development permit

A development permit (DP) is required for many commercial businesses, to change the use of the commercial space and to ensure the use is allowed in the specific land use district, as per our Land Use Bylaw .

Additional requirements for application may be deemed necessary by the Development Authority.

Commercial Development permits are valid for one year from date of issue.

Please note: You may apply for the development permit and sign permit as a combined permit application or in two separate permit applications.

Commercial Building permit: tenant improvements

A building permit is required for any renovations, additions or structural changes to a building or commercial space. Building permits are also required if commercial cooking equipment is being replaced or moved. Our Building Safety Codes Officers review and inspect your project to ensure it complies with the Alberta Building Code.

Please note: Additional requirements for application may be deemed necessary by the Building Inspector.

A General Contractor Business License is required at time of application for a commercial building permit (this is separate from the Business License for the proposed business to be opened after tenant improvements)

The applicant must obtain an approved Building Permit within 12 months of the date of Development Permit issuance or the Development Permit will be deemed void.

Commercial Building permits are valid for one year after date of issue.

Sign permit

A development permit is required for most signage installations, to ensure the sign is allowed in the specific land use district, as per our Land Use Bylaw .

Installation may not commence until a signage permit is issued.

Please note: The Development Permit and Sign Permit may be combined on one permit application or on two separate permit applications.

Building a new commercial, industrial or multi-family building?

If you are planning on commencing a Commercial, Industrial, or Multi-family development project in Beaumont, it is recommended that you contact development@beaumont.ab.ca as early in the process as possible. This will ensure you submit all the necessary documentation with your permit application. Be advised, more information may be requested that is not included on this checklist.

Building permit application

Upon approval of your development permit, you can submit your commercial building permit application. We will require 3 sets of drawings (size A1 which is 24″x36″) and a General Contractor business license at the time of application.
